River Oaks listings carry a different expectation. A buyer at this price point is not scrolling for options — they are being shown a property, often by an agent who has already pre-qualified them, and the media has to hold up at full screen on a large monitor rather than on a phone.
That usually means a fuller package than a standard photo set: cinematic video, twilight exteriors, and aerial coverage that shows the lot, the setback and the landscaping as a composition rather than as three separate photos.
Twilight is where River Oaks exteriors earn their money. The window light reading warm against a deep blue sky is the single most-clicked photo in most luxury listings, and it is shot in a window of roughly twenty minutes after sunset, which is why it needs its own appointment rather than being tacked onto the end of a daytime shoot.
Mature tree cover is the other constant. Many of these homes cannot be framed properly from the street, and an elevated angle is the only way to show the house and its grounds in one frame.
