Montrose listings are usually smaller, denser and more interesting than the Houston average — townhomes on narrow lots, converted lofts, mid-century condos and the bungalows that have survived around them. Tight interiors are the defining photographic problem here.
A small room shot carelessly on an ultra-wide lens looks distorted, and buyers notice the distortion before they notice the room. I shoot interiors at a focal length that keeps the proportions honest, then correct what is left in editing, so the space on screen is the space they walk into at the showing.
Townhomes bring their own problem: three or four floors of vertical layout that a flat photo set cannot explain. A 2D floor plan does more work in Montrose than in almost any other part of Houston, and it is included from the Core Listing package upward.
Vacant units and new conversions often benefit from virtual staging, which lets a buyer place furniture in a room they would otherwise scroll past.
