Elev8 Images — Houston Real Estate Tips
How Much Does Real Estate Photography Cost in Houston?
Ask five Houston photographers what a listing shoot costs and you will get five answers, three of which are “it depends.” That is not especially useful when you are trying to work out a marketing budget for a property going live on Friday.
So here is a straight answer, using our own pricing. Other studios will differ — this is not a market survey, and we are not going to pretend to know what everyone else charges. What follows is what Elev8 Images charges and, more usefully, how to think about what a given listing actually needs.
The short answer
Photography on its own starts at $102 for up to 10 edited images, with each additional photo at $6. A single exterior photo is $45.
Most listings are not well served by that, though. A standard three-bedroom home needs more than ten frames to show properly, and once you have added aerial coverage and a floor plan you are past the point where buying piecemeal makes sense. That is what packages are for.
What the packages include
Core Listing — $325
Up to 25 professionally edited photos, 3 aerial photos and a 2D floor plan, delivered the next business day. This is the baseline for a standard listing and covers what most properties need to go live looking credible.
Signature — $565
Up to 35 photos, 3 aerial photos, a 2D floor plan, a social vertical video up to one minute, MLS-compliant and branded video links, and a property website. This is the package most agents land on, because it covers both the MLS and the social side of a listing in one booking.
Marketing Pro — $895
Up to 45 photos, 5 aerial photos, a 2D floor plan, a cinematic video with aerial footage up to two minutes, 3 dusk exterior photos, video links and a property website. The step up here is the cinematic edit and the dusk exteriors, which is what a higher price point tends to call for.
Elev8 Luxury — $1,095
Up to 50 photos, 6 aerial photos, a 2D floor plan, cinematic video with aerial, a social vertical video, 3 dusk exteriors, 3 virtually staged images and priority scheduling.
What the common add-ons cost
- Aerial added to a scheduled shoot — $95. A stand-alone aerial session is $125, so it is meaningfully cheaper to book it alongside the photography.
- Twilight photography — $185 for three images, shot on location.
- Day-to-dusk conversion — $45 per image. This is an editing conversion, not a location shoot, and they are not the same product.
- Virtual staging — $55 per image for the first three, $45 after.
- 2D floor plan — $95 up to 3,000 sq ft.
- Social vertical video — $195. A cinematic edit is $325.
- Same-day delivery — $95, subject to availability and shoot time.
What is included at no extra charge
This is where quoted prices across the industry stop being comparable, so it is worth being explicit. Every photo we deliver includes individual professional HDR editing, sky enhancement or replacement, grass greening, colour correction, vertical line straightening and pool equipment removal. Files are loaded to HAR.com free of charge.
If you are comparing quotes, ask what editing is included. A lower headline number with per-image editing charges on top is not the saving it looks like.
How to decide what a listing needs
A reasonable rule of thumb, based on how our own bookings tend to fall:
- Entry-level listings — Core Listing covers it. Photos, a few aerials, a floor plan, live the next day.
- Anything you will market on social — Signature, for the vertical video. Shooting photos now and video later means a second appointment and a second fee.
- Properties with a pool, a view or strong exterior lighting — Marketing Pro, for the dusk exteriors and the cinematic edit.
- Premium listings — Elev8 Luxury, particularly where rooms are vacant and virtual staging will do real work.
The fees worth knowing about up front
Weekend appointments add $85. Same-day cancellation is $50 for a photo, video or aerial shoot and $125 for a dusk shoot — waived entirely if you tell us the day before. A return visit for photos is $50, and $95 for video.
We publish all of this rather than quoting it after the fact, because surprise line items are how media companies lose agents.
A note on what the cheapest option really costs
There is always someone in Houston shooting listings for less. Sometimes that is the right call, and for a low-price-point listing it genuinely can be.
What tends to go wrong at the bottom of the market is not image quality on any single shoot — it is consistency and reliability. The photographer who is cheapest this month is often the one who cannot fit you in next month, or whose twentieth listing looks noticeably different from the first. If you list regularly, that costs more than the difference in price.
