How should the property be prepared prior to being photographed?

How do I schedule an appointment?

  • Appointments can be requested online by completing our online scheduling form or by calling 832-398-2581 during business hours Monday through Friday, 9:00 am to 5:30 pm and Saturday 11:00 am to 3:00 pm.


How long does a full photoshoot take?

  • A full photo shoot averages between 30 minutes and 1 hour. If you fell you need more time, we can always prorate the appointment time according to your needs.

How many pictures should be taken?

  • The photographer can help you decide how many photos are needed at the shoot if you are not sure.

    But a general guide for reference:

    • Up to 2,000 sqft: 10-15 photos

    • 2,001 -3000 sqft: 20-30 photos

    • 3,001-4,000 sqft: 25-40 photos

    • 4,001-5,000 sqft: 35-50 photos

    • 5,000+ sqft: 50+ photos


When will I receive my photos?

  • We will email you a link that includes both the high-resolution photos for your brochures and marketing material, as well as the correct size for MLS, email, and the web.

  • Vacation Rental and Commercial clients will receive photos 2-3 business days upon receipt of selection. You will receive a media download link via email.

  • For Realtor clients, photos will be ready the next business day after your appointment. As a reminder, we are closed on the weekend; therefore, photos taken on Friday will be ready on Monday.

What if the weather is bad?

  • We can reschedule the shoot to the next available date at no charge. We always recommend rescheduling if the main selling point of the property or unit is the views.

  • Photography:
    If you prefer to keep the appointment, we can photograph the interiors of the home; we will then reschedule the exteriors, at no charge, for when we are in the area. We will only charge $6 for any additional photos taken, which is the same price as if they were taken at the original photo shoot. If you need the exteriors taken on a certain date and time, there is a return shot fee of $50 + tax that includes 1 image.

  • Video:
    If it is raining or overcast, we recommend rescheduling video appointments since the way it looks outside will be reflected in the video. Unfortunately, the sky cannot be replaced in the editing process the same way it can be in photos. If you prefer to keep the appointment, there will be a return fee of $95 + tax to reshoot the exteriors.

What if I need to cancel?

  • There is no cancellation fee if you notify us the day before the shoot.

    Same day cancellation fees are as follows:

    Photography:

    • Same day cancellation for daytime shoots: $50

    • Same day cancellation for dusk shoots: $125

    • Same day cancellation for aerial shoots: $50

    Video:

    • Same day cancellation for daytime video shoots: $50

    • Same day cancellation for dusk video shoots: $125

Do you charge a drive time fee?

  • We cover most of Houston, however, a drive time fee may be applicable to some locations. This includes, but is not limited to Galveston, East Texas, the Hill Country, etc
